Affordable Housing
Good homes, whatever the tenure
We design affordable homes that people are proud to live in and that housing providers can manage well for decades — homes that are generous, well-built and indistinguishable from the market homes around them.
Working with registered providers, local authorities and developers, we balance quality, cost and the practical realities of delivery to create homes that perform for residents and owners alike.

Appointed to the LHC framework
amn architects is appointed to the LHC Procurement Group's Architectural Design Services (ADS2) framework. It means housing associations, local authorities and other public and voluntary sector clients can appoint us directly through it, without a separate procurement.
The four-year framework covers residential, education, public buildings, retrofit, landscape and masterplanning.
Designed around residents
Every home should be a good place to live. We start with the everyday experience of the people who will live there:
Well-proportioned rooms that meet or exceed space standards
Good daylight, outlook and dual aspect wherever possible
Accessible and adaptable homes for changing needs
Private outdoor space and shared gardens people actually use
Safe, welcoming entrances and streets
Comfortable homes that are affordable to heat and run
Built for long-term management
Registered providers own and maintain their homes for the long term, so we design with that in mind from day one.
That means robust materials and simple, repairable details; efficient cores, servicing and refuse strategies; fabric-first energy performance that keeps running costs down; and close attention to building safety and to each provider’s own design standards.
Part of mixed communities
Affordable homes work best as part of a place, not apart from it. We design tenure-blind schemes where affordable and market homes share the same quality, the same streets and the same open spaces.
At Kinford, on the Isle of Sheppey, 98 general needs homes sit within a wider village alongside residential lodges, retirement living, assisted living, a care home and a new village centre.
